Leadership
The people responsible for Gr3ySpace and for each of its companies.

Co-Founder and Chief Executive Officer
“Prove it in our own stores before we franchise it to anyone else.”
Alexandra Pohl, Co-Founder and CEO
Co-Founder and Chief Executive Officer
Alexandra Pohl is the Chief Executive Officer of Gr3ySpace. She leads it on the conviction that everyday businesses, run with institutional discipline, compound quietly and reliably.
Raised in a real estate family, Alexandra built early mastery in capital strategy and asset performance. She earned dual undergraduate degrees in Business Management and Exercise Science, competing as a Hall of Fame dual-sport NAIA D1 athlete, then deepened her competitive discipline through martial arts and an MBA in Global Business Management.
She spent more than seven years at Toyota and Danfoss applying lean and TPS methods to complex multi-site operations: at Toyota she compressed project timelines and eliminated workflow waste; at Danfoss she standardized KPIs and tightened variance to budget across international programs. She then spent more than eight years in senior U.S. federal leadership on regulatory and infrastructure matters, and has personally directed $300 million or more in development and capital programs. At Gr3ySpace, those disciplines become the shared-services model every company runs on.
She is building Gr3ySpace on one shared-services organization and one path to franchising. Every unit will report the same core numbers each month (same-store sales, labor, margin and customer retention), and every brand will be proven in its own locations before it is franchised. Operations are planned to begin in 2027.
Hallmarks
Outside the boardroom, Alexandra supports animal rescue shelters and organizations, because she believes leadership is measured not only by returns but by the lives improved along the way.

Co-Founder and Chief Operating Officer
“Get the first location right and write down how it runs. Then do it again.”
William Pohl III, Co-Founder and COO
Co-Founder and Chief Operating Officer
William Pohl III is the Chief Operating Officer of Gr3ySpace. He owns the operating build: sites, crews, equipment, systems and the playbook each location will run on.
William grew up in Cincinnati, Ohio, watching his father build one business after another. His father gave him one rule he still runs on: never quitting gives you an advantage over 99% of the people. He earned a bachelor’s degree in business administration from American Public University and joined Trustpoint Financial Corp. in 2001 as a project manager on job sites across the eastern United States.
By 2005 he was Managing Partner, running the firm’s residential real estate funds, and through the 2008 collapse he kept building, bought while others sold, gave investors the hard truth before they had to ask and kept his team together. He went on to found Tetra Homes Inc. in single-family (2011 to 2015) and Majorwave Corp. in multifamily (2015 to 2021), acquiring whole neighborhoods and communities and repositioning them into places people wanted to live. His companies delivered more than 10,000 homes and apartments across eight states and Washington, D.C., without ever running a team larger than 25 people.
He builds Gr3ySpace the way he built homes: pick the right sites, hire the right crews, get the first locations right and write down exactly how they run. He keeps teams small and accountable, and nothing is franchised until it works in Gr3ySpace’s own hands.
Hallmarks
Outside the office, William rescues dogs and supports animal rescue, grows exotic fruit trees that have no business surviving an Ohio winter, and builds AI systems and websites late at night.

A franchise grows only as far as its playbook can be taught, and Suebina Wong has taught at scale.
During twelve years in the U.S. Intelligence Community, she trained more than a thousand of the government’s intelligence professionals in the disciplines that turn raw information into decisive action. Before that, she spent six years as an active-duty Army Senior SIGINT Geospatial Analyst and mission team lead, supporting the Resolute Support Mission and Operation Enduring Freedom in Afghanistan and Operations Iraqi Freedom and New Dawn in Iraq.
Today she is Chief of Staff at Gr3ySpace, a consumer and operating services company that buys and creates businesses built for franchising, starting with Chocojava and LawnPoint. She works directly with Alexandra Pohl, Co-Founder and Chief Executive Officer, managing the leadership calendar, preparing the Investment Committee and governance councils, and keeping Chocojava, LawnPoint, and the company’s franchising business working from one set of priorities.
Choosing the right markets and sites is central to the Gr3ySpace model, and it is ground Suebina knows well. She was a top-ranked U.S. real estate agent for five consecutive years, and much of that work was finding and acquiring property, entering new markets, and repositioning assets in fiercely competitive cities.

McCory King is Head of Investor Relations at Gr3ySpace. His job is to show investors exactly how each brand is proven before it is franchised.
Gr3ySpace is a consumer and operating services company that buys and creates businesses built for franchising, starting with Chocojava and LawnPoint. Every brand is proven in company-operated locations before it is franchised, and McCory makes sure investors can see how that proof is measured.
He reports to William Pohl III, Chief Operating Officer, and works closely with Alexandra Pohl, Co-Founder and Chief Executive Officer. He is the senior contact for investors and strategic partners with an existing relationship with Gr3ySpace, and leads investor engagement, due diligence and reporting that ties each location’s numbers, from same-store sales and labor to margin and customer retention, back to the strategy behind them.
McCory brings more than 20 years of experience across financial services, strategic operations, risk management and technology. He advised Fortune 500 companies and state clients on treasury services at Bank of America, then served as a Foreign Service Officer with the U.S. Department of State, where he led complex initiatives that required discretion, coordination among many stakeholders and clear communication with senior leaders. At Gr3ySpace he holds investor relations to a simple standard: written plans, consistent metrics and results reported plainly.
He holds a Bachelor of Science in Communications from Old Dominion University and a Master of Science in Intelligence Management from the University of Maryland Global Campus.

Joe Tobin is Head of Research at Gr3ySpace, a consumer and operating services company that buys and creates businesses built for franchising, starting with Chocojava and LawnPoint. He reports to William Pohl III, Chief Operating Officer, and works with Alexandra Pohl, Co-Founder and Chief Executive Officer.
Gr3ySpace proves every brand in company-operated locations before it is franchised, and Joe’s research is how that proof is measured. He studies markets and sites, consumer demand, and the unit economics of each location, screens acquisition targets, and builds the return models that show when a concept is ready to grow.
His approach is experimental: test, measure, and repeat before scaling. Joe developed it during a decade in biotechnology, where he specialized in purifying proteins for gene and cell therapies and moved up to lead manufacturer and then department supervisor. Under his department’s watch, more than 20 drug molecules were developed and delivered to critically ill patients. He also understands consumers. Across 12 years on the national sports entertainment circuit, he produced and directed live events nationwide and abroad and wrote tailored marketing that delivered steady audience growth, higher click-through rates, and stronger merchandise sales, lessons that carry over to building a brand customers return to.
Joe completed his biochemistry degree at Towson University in 2015, graduating with honors. He follows a strict bodybuilding and diet discipline and enjoys paddleboarding and epoxy resin art.

Julia Tripline is Office Manager at Gr3ySpace, a consumer and operating services company that buys and creates businesses built for franchising, starting with Chocojava and LawnPoint. She reports to William Pohl III, Chief Operating Officer, and assists Alexandra Pohl, Co-Founder and Chief Executive Officer.
Julia runs the Gr3ySpace office and front desk and keeps leadership’s schedules, travel, expenses, and meetings organized as the company proves its brands and prepares them to grow. She greets partners and visitors, answers the main line, and coordinates office vendors, supplies, and equipment. She also leads onboarding, making sure each new team member starts with what they need and learns the company’s routines the same way.
Franchising succeeds when a system can be taught and repeated, and Julia has built systems like that before. In the Air Force she held instructional and leadership roles that managed training and qualification programs for hundreds of personnel, and she worked with senior leadership on workforce development, organizational improvements, and the establishment of a new aviation career field. That work meant turning complex requirements into practical steps that people could follow.
Over more than eight years in executive aviation, global operations, and program management, she also supported senior national and military leaders in domestic and international operations. Her assignments called for discretion, adaptability, and precision, and she learned to anticipate what leaders needed and to coordinate across organizations, skills that serve a company building several brands at once.
Julia earned a Bachelor of Science in Cultural Anthropology and an Associate of Science in Space Technology, and she is working on a Master of Science in Intelligence Management. She comes from Oregon, bakes in her free time, and likes running, traveling, and getting outdoors with her two dogs.
